Emerging choice in housing
Sales of house / land packages, by builders in the MONDO Living program, have exceeded the supply of land in the Urban Land Development Authority's (ULDA) estates at HillClose - Gladstone and Woodlands - Mackay. And this trend looks set to continue with both Irwin Homes and Fergus Builders reporting strong lists of buyers for packages in upcoming stages.

In the last few years the housing industry has been grappling with the issue of providing affordable and sustainable housing that promotes a more compact urban footprint, while delivering all the amenities previously associated with larger blocks. MONDO ARCHITECTS has been working with the ULDA and the MONDO Living program builders to deliver a variety of housing typologies from detached homes, duplexes, rear loaded terraces, and attached small lot houses to meet this urgent need.

HillClose Estate - Gladstone has an expected yield of around 470 sites, and should be built out by 2015. Woodlands Estate - Mackay around 165 sites to be built out by 2014. Land sizes are predominately from 180 to 450 square meters, and house / land package prices range from $250,000 to $390,000.

The smaller 180 square meter sites accommodate two bedroom, two way bathroom, and a single garage home that enjoys all the sustainable features of the larger homes, at a price the buyer can afford. This compact freehold product allows first home owners and small families to enter the market with a spatially efficient architect designed home that incorporates solar passive design principles. MONDO ARCHITECTS have been able to develop cost effective contemporary streetscapes through the innovative use of standard building materials.

The market response to these compact housing typologies has been overwhelming with sales rates at very high levels.
